Commercial Roofing
Roofing for small commercial buildings.
Leaks over offices, shops and small commercial buildings, traced to the failed seam, flashing or drain, repaired with roofing partners and followed by repairs to the ceilings, walls and finishes below.
A drip over a desk or a stained ceiling tile above a sales floor is more than a nuisance: it damages inventory, interrupts work and tells customers something is wrong. On small commercial buildings, leaks usually trace back to a short list of culprits: membrane seams that have pulled apart, flashing where the roof meets a parapet or wall, the curb under an HVAC unit, a clogged drain or scupper, or a vent or conduit penetration that has lost its seal.
Tracing a commercial leak takes patience. Water can travel along the deck or across the top of the insulation before it shows inside, and low-slope roofs hide it well. JACCO works with roofing partners to inspect the roof surface and its details, checks the interior side where the ceiling allows, and identifies the failure before recommending a repair. You get one written scope covering the roof repair and the interior repairs together.
Interior repairs are where JACCO’s own crew takes over: drywall, ceiling tile, insulation, trim and paint, finished so the space looks the way it did before the leak. If inspection shows the roof is near the end of its service life, we will say so, and our commercial roofing page covers replacement on small buildings. Homeowners can find the residential version on our roof repair page.
Roof repairs on small commercial buildings, paired with the interior work that usually follows a leak. Each repair is written into a scope before it starts.
The repair is priced once the source is identified, not before. That keeps you from paying for a patch in the wrong place and gives you a clear explanation of what failed and why.
The roofing repair and the interior work are written into one price and sequenced together, so a dry roof is followed by repaired ceilings and walls rather than a second search for a contractor.
Some roofs have plenty of life left after a repair; others are past the point where patches make sense. We tell you what we see, so a replacement can be planned on your schedule instead of in response to the next leak.
Site visit, measurements and a written bid tied to a clear scope of work.
Selections settled, materials lined up, a detailed schedule, and a protected, clean home while we build.
We walk the finished work with you and close the project when every item on the list is done.
Not on an emergency basis. JACCO schedules repair work during the business week and does not dispatch crews after hours. For water coming through the ceiling right now, a roofing company with emergency response can make a temporary repair. After that, we can work with a roofing partner to find the cause, price a permanent repair and restore the interior finishes.
By working from the inside out and the outside in. We note where water appears inside, then inspect the roof above and upslope of that spot, paying close attention to seams, flashing, curbs and drains. On low-slope roofs, water can travel some distance under the membrane or across the deck, so the visible drip is a starting point rather than an answer.
Yes. Interior repairs are part of the scope: wet insulation and stained ceiling tiles replaced, damaged drywall cut out and patched, and walls and trim painted to match. Handling the roof and the interior together means one contractor is responsible for the whole repair, and the space is put back in order as soon as the roof is dry.
