Commercial Construction
Light commercial build-outs and structures.
Office refits, storefront updates and suite renovations for small businesses and property owners, scheduled around your operating hours and built by the same licensed team behind JACCO’s residential work.
JACCO Builders is primarily a residential contractor, and that shapes how we approach commercial work. We take on light commercial remodeling: small offices, retail spaces, professional suites and the shared areas of small commercial buildings. The projects that suit us best benefit from residential-level finish work and a contractor used to treating an occupied space with care, rather than large builds that call for a dedicated commercial construction firm.
The biggest difference from residential work is the clock. Every day a space is closed or disrupted costs a business money, so the project is planned around your operations. That might mean phasing the work one area at a time, saving noisy and dusty tasks for slower periods, or separating the work zone from customers and staff. We talk through your hours and constraints during the bid, so the schedule reflects how your business actually runs.
The craftsmanship does not change. Walls and ceilings are framed and finished, doors and trim installed, floors replaced, restrooms and break rooms updated and everything painted by people used to working inside finished homes. Commercial alterations often need drawings, permits and inspections that differ from residential work, and we confirm those requirements before pricing. Related pages cover commercial painting and plumbing for commercial renovations.
The work that fits is light commercial in scale and benefits from careful finish work. Larger or highly specialized builds belong with a dedicated commercial firm.
Before work starts, we agree on which areas are off limits, when noisy work can happen and how customers and staff move around the work zone. The detailed schedule reflects your operations, not only ours.
Dust barriers, floor protection and daily cleanup matter even more when people are working on the other side of the wall. The space is left ready for business at the end of each day, not just at the end of the project.
Commercial budgets need certainty. The written bid lists the work, materials and exclusions, and the price is agreed before construction starts, so you can plan around a known number.
“Each project from initial bid to completion has been precisely within the scope of work I was given.”
Site visit, measurements and a written bid tied to a clear scope of work.
Selections settled, materials lined up, a detailed schedule, and a protected, clean home while we build.
We walk the finished work with you and close the project when every item on the list is done.
Light commercial work: small offices, retail spaces, professional suites and similar spaces where the scope resembles a high-end residential remodel. We are not the right fit for large ground-up commercial buildings or heavily specialized construction. If you outline the project by phone, we can say early on whether it suits us or would be better served by a commercial firm.
In most cases, yes. We plan phasing and noisy tasks around your operations and discuss during the bid whether any work needs to happen outside normal hours. Where off-hours work is possible, it is scheduled and priced up front, so nothing about the timing comes as a surprise.
Often, yes. Commercial alterations frequently require permit drawings, and depending on the scope, the codes office may ask for plans from an architect or engineer along with accessibility and fire-safety review. Franklin, Brentwood, Metro Nashville and Sumner County each review commercial plans in their own way. We confirm what your project needs before pricing and coordinate the permit and inspections through completion.
Yes. Many light commercial projects are tenant improvements or updates between tenants, and we are glad to work with the owner, the property manager and the tenant together. The written scope makes clear what is included and who approves changes, which helps when more than one party has a say in decisions.
