Commercial leaks in Franklin tracked from the ceiling stain to their true source, whether that is the membrane, a rooftop unit or an old parapet wall, and repaired along with the interior damage.

From ceiling stain to finished repair

A commercial roof repair starts inside, with a map. We note every stain, drip and damp ceiling tile, check the deck from below where it is visible, and compare those locations with what sits above them on the roof: seams, drains, rooftop units, pipe penetrations and parapet walls. Water on a low-slope roof can travel under the membrane or along the insulation before it drops, so the map narrows the search rather than ending it.

Older masonry buildings, such as some storefronts near Franklin’s historic downtown, add another possibility: the water may not be coming through the roof at all. Cracked parapet coping, open mortar joints and failed sealant at the top of a wall can let rain into the masonry, where it runs down and appears at the ceiling line looking exactly like a roof leak. Newer buildings are more likely to leak at rooftop equipment curbs, membrane seams and drains that have clogged and let water stand.

Once the source is confirmed, it is repaired with materials compatible with the existing roof or masonry, and drainage problems such as blocked drains or ponding areas are corrected so the repair is not left sitting under water. As a general contractor working on light commercial buildings, JACCO then handles the interior side of the commercial roof repair: wet insulation and damaged decking replaced, ceiling tiles and drywall restored, and paint touched up so the space looks as it did before.

Arranging roof repairs for a Franklin business

Commercial roof repairs in Franklin are scheduled around two things: dry weather and the people inside. JACCO plans the work so tenants and customers are protected from debris and so any interruption, such as a rooftop unit being shut down while its curb is re-flashed, happens at an agreed time. Whether a permit is needed depends on the extent of the work; minor repairs usually go ahead without one, whereas replacing substantial areas of decking may call for a City of Franklin permit. On buildings in a historic district, masonry or roofing changes visible from the street may need design review.

More remodeling FAQs

Could the leak be coming through the wall rather than the roof?

On older masonry buildings, it often is. Water can enter through cracked parapet coping, open mortar joints or failed sealant at the top of a wall, travel down inside the masonry and surface at the ceiling line, where it looks like a roof leak. Patching the membrane will not stop it. We inspect parapets and wall tops along with the roof surface, and when masonry is the source, the repair scope covers repointing, coping joints or new flashing at the wall.

What records should a property owner keep after a roof repair?

A short history of what was found and fixed: where each repair was made, the materials used, photos of conditions before and after, and any areas flagged for future attention. That record helps with maintenance planning and budgeting, and it is useful to a future buyer or tenant. We can provide that information with the completed work, so the roof’s history does not live only in someone’s memory.
