Turning shell space into a working business

Commercial construction covers a wide range, and JACCO works at the light end of it. A typical project is a tenant build-out: taking a shell or a gutted suite and framing the walls, doors and ceilings that make it a usable office, studio or shop. It can also be a modest structure on a commercial property, such as a storage building or a covered entry, built to the same standard of framing and finish as the rest of our work.

A build-out starts with how the space will be used. Where the offices, restroom, storage and open areas go determines where walls are framed, how far plumbing has to reach, how lighting and power are laid out and how heating and cooling is divided. JACCO organizes those trades into one schedule, with licensed partners for the specialty work, so framing, rough-ins, inspections and finishes happen in the right order and the timeline is built around your lease or opening date.

The habits that guide our residential projects carry over to a commercial site: a written scope, an agreed price before work begins, a detailed schedule, a clean site at the close of each workday and a punch list walked together before closing. Those habits are the backbone of our commercial construction work, and they follow the same five-stage process, from bid to close, that we use on every job.

Plan review and landlord sign-off

New construction and build-outs inside Brentwood are permitted through the City of Brentwood, and commercial projects commonly involve drawings and plan review before any work begins. JACCO confirms those requirements during the bid and coordinates with whoever is preparing the drawings. In leased space, the landlord usually has a say as well, from which contractors are approved to working hours and where materials can be staged, so we line those approvals up alongside the permit before the schedule is set.

More remodeling FAQs

Can you build out a space we are leasing?

Yes, provided the landlord approves the work. Most leases spell out what a tenant can change and who pays for which improvements. We review the scope with you, work with the landlord or property manager on their requirements and approvals, and supply the insurance documentation they ask for. The build-out is then priced from a written scope like any other project.

Do we need architectural drawings for a build-out?

Often, yes. Commercial work typically requires drawings for the permit, and some projects need them prepared by a licensed design professional. If you already have plans, we build from them. If you do not, we talk through who prepares them and how that fits the schedule. The requirement depends on the scope, and we confirm it with the City of Brentwood during the bid.
