Why plumbing shapes a commercial floor plan

In a small commercial space, plumbing tends to decide the layout. Restrooms, break room sinks and any other wet areas have to go where drains and supply lines can reach them, and in a building on a slab that often means cutting concrete or working with the lines already in place. Planning the plumbing at the same time as the floor plan keeps the layout realistic and the cost of moving water predictable.

JACCO’s commercial plumbing work in Brentwood is part of light commercial renovation: remodeling the restrooms in an office suite, adding a sink and dishwasher to a break room, swapping worn fixtures for water-saving or touch-free models, replacing a water heater during a build-out, or rerouting lines for a reconfigured space. The plumbing is coordinated with the framing, flooring and finishes, and walls are closed only after the rough-in has passed inspection.

Commercial restrooms carry requirements that homes do not, from fixture counts to accessible layouts and clearances, and those depend on how the space is used. JACCO identifies them during the bid with the licensed plumber and, when needed, the design professional preparing drawings, so they are built into the plan from the start. That planning is the core of our commercial plumbing work for small businesses and property owners.

Shutoffs, landlords and permits

Commercial plumbing that adds or moves fixtures generally requires a permit and inspection through the City of Brentwood, and JACCO confirms the specific requirements for your space during the bid. Shutting off water in a shared building affects the neighbors, so shutoffs are arranged with the property manager and set for the least disruptive hour. Inspections are booked before walls and ceilings close, which keeps a failed check from turning into reopened drywall after your space is back in use.

More remodeling FAQs

Can you keep one restroom open while the other is remodeled?

Usually, yes, when the space has more than one. We phase the work so one restroom stays in service while the other is renovated, then switch. Where there is only a single restroom, we plan the shortest practical outage and talk through temporary options with you before work starts. Either way, you know in advance which days each restroom will be out of service.

Who does the plumbing on your commercial projects?

Plumbing on our commercial projects is planned and managed by JACCO and performed by licensed plumbers working under our contract. Because we are also running the framing, flooring and finishes, the plumbing is scheduled with everything else, and you deal with one contract instead of hiring separate trades and coordinating them yourself.
