Repairs for Franklin homes, sorted by what matters most and done to match what is already there, from spliced porch columns on historic houses to drywall, trim and door frames in newer ones.

Repairs done in the right order
A repair list is easier to tackle when it is sorted by consequence. Anything letting water in comes first, because a soft sill or an open joint at a roof edge gets worse with every storm. Anything affecting safety, such as a loose stair rail or a rotted porch board, comes next. Cosmetic work like drywall cracks and paint touch-ups comes last, ideally after the underlying cause is fixed so the patch does not crack again. JACCO prices each item separately in a written scope, so you can see the order and decide what to tackle now.
Older Franklin homes near downtown call for a particular kind of patience. Their porch columns, window sills, siding and trim are often old-growth wood, denser and more rot-resistant than most lumber sold today, so the better repair is usually to cut out only the damaged section and splice in a matching piece rather than replace the whole element. Plaster walls can usually be patched instead of torn out. Matching the profile, the reveal and the paint is what makes a repair on an older house disappear.
Houses in established subdivisions and newer construction have their own patterns: drywall seams and nail pops from framing that has dried and settled, caulk and paint that have failed on trim facing the weather, brickmold and jambs softened at the base of exterior doors, and fascia that has held water behind a clogged gutter. Each is a modest job on its own, and several together make a sensible single visit. Our home repair services cover the carpentry, drywall and paint, with licensed partners called in for plumbing or electrical items.

Repairs on historic-district homes in Franklin
Inside the house, most repairs need nothing beyond a written scope. Outside, homes in one of Franklin’s historic districts deserve a check before work starts: repairing a porch railing, a run of siding or a window sill in matching material may be treated differently from replacing it with something new, and changes to appearance can require design review. JACCO confirms that during the bid, along with whether a repair that reaches into framing or structure needs a building permit from the City of Franklin. Exterior repairs are scheduled for dry weather so wood can be primed and painted properly.

Should old porch columns be repaired or replaced?
It depends on how far the rot has gone. When damage is limited to the base or one section, a column can often be repaired by cutting out the soft wood and splicing in new material, then priming and painting so the joint disappears. When rot runs through the core, or the column is carrying a sagging beam, a matching replacement is the safer choice, and the porch roof is supported temporarily while it is swapped. We show you what we find before recommending either.
Can cracked plaster walls be repaired, or do they need to come out?
In most cases plaster can be repaired. Cracks are opened, treated with a bonding agent and refilled, loose sections are reattached to the lath, and larger holes are filled with plaster or a compatible board before the surface is skimmed to blend with the wall around it. Tearing plaster out creates far more dust and disruption, and it changes how trim and window casings sit against the wall. Replacement makes sense only where plaster has failed across a large area or water has ruined it.
