The coordination that keeps a project on track

When a project goes sideways, it is rarely because a tradesperson could not do the work. More often the tile setter arrived before the shower pan passed inspection, the cabinets were delivered to a room still being drywalled, or nobody told the homeowner the window order had slipped. A general contractor exists to prevent exactly that: one licensed company holding the schedule, the permits, the budget and the communication, so every trade walks into a space that is ready for it.

In Franklin, the projects that benefit most are the ones that cross several trades or change the outside of the house. An older home near downtown may need a kitchen opened up, a rear addition tied into the original roofline and a porch rebuilt with its character intact. A house in an established subdivision might be ready for a reworked primary suite and a covered outdoor living area, and newer construction often calls for what the builder left out, from built-ins to a screened porch. Whether the address is downtown, Westhaven, Fieldstone Farms, McKay’s Mill or Berry Farms, someone has to hold all of it together.

Each JACCO project moves through bid, schedule, build, punch list and close, and every stage leaves you holding something concrete. You come out of the bid with a written scope and a price, out of scheduling with a calendar showing which trade is in the house and when, and out of the build with a list of final details we walk together. Our general contracting services only close once that list is finished, so nothing is left hanging when the crew packs up.

Permits, inspections and design review in Franklin

Most substantial projects in Franklin need a building permit from the City of Franklin, and the inspections that follow are spread through the job: typically footings and framing on an addition, rough-in plumbing, electrical and mechanical before the walls close, and a final at the end. JACCO handles the applications and builds the schedule around those inspections. For exterior work on a house in one of Franklin’s historic districts, such as an addition, a porch, new windows or a roof change, design review may be required before construction starts, and we account for it from the bid onward.

“The project kept to its schedule over the next couple of months. The people Jonathon employs have terrific work ethics, from being on time to cleaning up at the end of every day.”

More remodeling FAQs

Why not hire a plumber, an electrician and a carpenter separately?

For a single-trade job, you can. Once three or four trades share the same rooms, though, somebody has to decide who goes first, confirm each stage passed inspection, and settle the questions that fall between trades, such as who patches the drywall the electrician opened. Without a general contractor, that somebody is you. With JACCO, the coordination, the permit and the responsibility sit with one licensed company under one contract.

How does JACCO price a Franklin project?

Line by line, once we have seen the house. We walk the rooms with you, talk through what you want, and price the work item by item, using the materials and selections you have chosen rather than vague allowances wherever possible. If something changes once work begins, such as a hidden problem behind a wall or a new request from you, the change is written up and priced for your approval before the work goes ahead.
