What a general contractor actually manages

A remodel or addition is a chain of dependent steps. Demolition has to finish before framing, framing before the plumbing and electrical rough-in, rough-in before inspection, inspection before insulation and drywall, and every finish trade relies on the one before it. A general contractor owns that chain. At JACCO, that means writing the scope, ordering materials so nothing stalls, booking each trade in the right order and preparing the work for every inspection along the way.

In Brentwood, that coordination matters because projects are rarely confined to one room. With so many houses dating from the 1970s to the 2000s, a kitchen update often leads to new flooring across the main level, a primary bath remodel brings the closet and bedroom along with it, and a tired deck becomes a covered porch. Larger lots leave room to add on. When several of those pieces happen at once, someone has to keep them in order, and that is the job JACCO takes on.

JACCO runs every job the same way: a bid, a schedule, the build, a punch list and a formal close. Pricing comes from a written scope prepared after we have walked the house with you, and a calendar of the work is in your hands before anyone starts. During construction, Jonathon stays involved, the site is cleaned daily, and anything outside the agreed scope is discussed and priced before it is done. Each step is laid out in our five-stage process, and the work JACCO manages as your general contractor runs from design help to the final walkthrough.

Paperwork, approvals and staging the site

Most projects that change structure, plumbing, wiring or the outside of a house need a building permit, and in Brentwood those are issued by the City of Brentwood. JACCO prepares the application and schedules the inspections as the work reaches each stage. For exterior projects, some neighborhoods also have HOA architectural review, which can take a while, so we submit early and set the build schedule around the approval. Larger lots make it easier to place a dumpster and stage materials, but we still agree on placement with you to protect the lawn, the driveway and your neighbors’ access.

“The project kept to its schedule over the next couple of months. The people Jonathon employs have terrific work ethics, from being on time to cleaning up at the end of every day.”

More remodeling FAQs

Why hire a general contractor instead of booking each trade?

Booking trades yourself can work for a one-trade job, such as a new faucet or a coat of paint. Once framers, plumbers, electricians and finish carpenters all need the same room, and an inspector has to sign off between them, the coordination becomes a job of its own: who arrives when, what must be ready for them, and who answers for the result. JACCO takes that on, under one contract with one point of contact.

How do you handle surprises once the walls are open?

We bring them to you before anything changes. In a house built a few decades ago, opening a wall can reveal rot, old water damage or wiring that needs attention. When that happens, we show you what we found, explain the options and price any added work in writing, so you decide how to proceed. The rest of the scope stays as agreed, and the schedule is updated so you can see the effect.
