Dry, bright and comfortable below grade

Not every Brentwood house has a basement, but where one exists it is often the largest underused space in the home. Some were left unfinished when the house was built. Others were finished in the 1980s or 1990s with wood paneling, a drop ceiling, carpet laid straight on the slab and a wet bar nobody uses anymore. Either way the square footage is there. What the space usually lacks is light, comfortable ceiling height, dependable dryness and a plan that gives people a reason to go downstairs.

Dryness comes first. The walls and slab are checked for staining, efflorescence and damp spots, the yard and downspouts are checked for water heading toward the house, and insulation and vapor control are chosen so the finished walls stay healthy. The layout then takes shape around what cannot move: support posts, beams, ductwork and the main drain. A good plan wraps mechanical runs in soffits that look intentional, keeps ceilings as high as the structure allows, and puts the bathroom where the plumbing can reach it.

From there, a basement remodel is a full interior build: framed and insulated walls, wiring and lighting, drywall, flooring suited to a concrete slab, trim, doors and paint, plus any bathroom, wet bar or built-in storage. A bedroom needs a proper egress window or door, which can mean cutting the foundation wall and adding a window well. JACCO writes all of it into one scope, so the lower level is finished to the same standard as the floors above it.

Egress, inspections and approvals for a Brentwood basement

Finishing a basement is generally permitted work in Brentwood, especially when the plan adds a bedroom, a bathroom or new circuits; the City of Brentwood issues the permit, and inspections typically look at framing, wiring, plumbing and insulation before drywall goes up. JACCO identifies the requirements during the bid and handles the paperwork. If an egress window or a new walk-out door changes the outside of the house and your neighborhood has an HOA, we find out whether its architectural review applies before any opening is cut in the foundation.

“They redid our extra room and created a master suite for us, including creating a closet and master bathroom. I’m extremely pleased with how our house turned out.”

More remodeling FAQs

Can a basement finished in the 1980s be updated without starting over?

Sometimes, and it depends on what is behind the paneling. If the walls were framed and insulated properly and there is no sign of moisture, the framing can stay while new drywall, wiring and finishes go on over it. Paneling glued to bare concrete, carpet over a damp slab or a ceiling hiding old wiring usually means taking the space back to the foundation. We open a few spots during the site visit so the scope reflects what is actually there.

Which flooring suits a basement slab?

Materials that tolerate concrete and the occasional trace of moisture. Luxury vinyl plank, porcelain tile and engineered wood over a suitable underlayment are the usual choices, while solid hardwood is generally avoided below grade. We check the slab for flatness and moisture before anything is chosen, then level or prepare the concrete as part of the scope, because problems in the slab have a way of showing up in the finished floor.
