What to look for before you sign with anyone

A remodel gives a contractor access to your home’s structure, its systems and your daily routine for as long as the project lasts. Before comparing prices, compare how each contractor works. Ask to see a Tennessee contractor license and a current certificate of insurance. Ask whether the bid is a written scope built on your actual selections or a list of allowances to be settled later, and how changes are priced once work begins. Ask who will be on site each day, and who returns your calls.

Those answers predict the experience better than the bottom line does. A low number built on placeholder allowances tends to grow, while a detailed scope tends to hold. For a Brentwood house built a generation ago, a sound bid also accounts for what age leaves behind the walls, such as original supply lines, tired subfloor or framing that was notched for old ductwork, and says plainly how those conditions will be handled if they turn up.

JACCO Builders is a licensed Tennessee general contractor (license #79477) with an A+ rating as a BBB Accredited Business and a 5.0 average across 16 HomeAdvisor reviews. Every project moves through the same five stages: bid, schedule, build, punch list and close. Working with JACCO as your remodeling contractor means a written scope and an agreed price before demolition, a detailed schedule before work starts, a site cleaned at the end of each day, and a final walk-through where the punch list gets finished rather than filed away.

  • Who is on site each day?

  • How is the house protected and cleaned daily?

Hiring for a remodel in Brentwood

Permits for remodeling work in Brentwood are issued by the City of Brentwood, and the contractor should be the one applying for them and meeting the inspectors. A contractor who asks you to pull the permit in your own name may be leaving you with responsibility that belongs with the builder; JACCO handles the application and the inspections itself. In neighborhoods with an HOA, exterior changes may also need architectural approval before work begins, and a contractor who plans for that review keeps a crew from standing idle while paperwork catches up.

“They arrived when they said they would. I was not surprised by the cost. I was given a reliable estimate.”

More remodeling FAQs

How should we compare remodeling bids from different contractors?

Line them up by scope, not by total. Check that each bid covers the same work: demolition, framing, plumbing and electrical, waterproofing, finishes, permits, cleanup and disposal. Note where a bid leans on allowances instead of your selections, because allowances are where totals change later. A complete bid that looks higher is often closer to the final cost than a lower one with gaps. We are glad to walk through ours line by line.

What should a remodeling contract spell out?

At minimum: the full scope of work with your selections or clearly stated allowances, the price, how and when payments are due, how changes are requested and priced, the schedule, who handles permits and inspections, how the site is protected and cleaned, and how the punch list and final walk-through work. If any of those are missing or vague, ask before you sign. JACCO builds its contracts on a written scope and an agreed price before demolition, so those questions have answers from the start.
