Most door problems start in the rough opening

A door that sticks every August, shows daylight past the weatherstrip or drifts open on its own is rarely a bad door. More often the rough opening is out of square, the frame was never shimmed plumb, or the threshold rests on a sill that slopes the wrong way. Hanging a new slab will not fix any of that. A door needs a frame that is square, level and solidly fastened, and it needs to be sealed where it meets the house.

Exterior doors carry the most risk because they are part of the building envelope. JACCO flashes the sill and sides of the rough opening before an entry or patio door goes in, sets the threshold on a sloped, sealed sill pan, insulates the gap around the frame and ties the exterior trim into the siding or brick so water runs off instead of in. Sliding glass doors and French doors get the same treatment, plus careful adjustment so they glide and latch without a shove.

Inside, doors set the tone of a house as much as the trim around them. One renovated entry hall pairs five-panel interior doors with a glass-paneled front door and transom; another home sets a six-panel door beside a round stained-glass window. Matching an older home’s style, trading hollow-core doors for solid ones or widening a doorway all fall within our carpentry work. Door projects often pair with window replacement and fresh paint on the casing and walls.

Why JACCO

How JACCO installs a door

Opening checked before the door

We check the rough opening for square, level and rot before a new unit goes in. Correcting the framing first is what keeps a new door closing cleanly through humid summers and dry winters.

Exterior doors sealed into the wall

Sill pans, flashing tape and sealant direct water outward at the threshold and jambs, and the trim is tied into the siding or brick so rain has no easy path into the wall.

Trim and finish that match the house

New casing, stops and hardware are chosen to match the doors you are keeping, or the whole house is updated together. Doors are painted or stained so they look finished, not merely installed.

More remodeling FAQs

Should we replace the whole door or just the slab?

It depends on the frame. If the jamb is square, sound and solid, a new slab can sometimes be hung in it, which keeps the existing trim intact. If the frame is rotted, out of square or poorly sealed, a prehung unit with a new frame is the better choice, especially for exterior doors. We check the opening during the site visit and recommend the option that actually solves the problem.

Can you replace a sliding glass door with French doors?

Usually, yes, as long as the rough opening fits the new unit or can be reframed to suit it. French doors swing, so furniture and deck layouts need room for them to open, and the threshold has to be flashed and sealed like any exterior door. We measure the opening, talk through swing direction and hardware, and include any framing changes in the bid.

Do new exterior doors need a permit?

It depends on the change. A like-for-like replacement may not need one, while widening an opening, adding a door or altering a structural header usually does. Homes in one of Franklin’s historic districts may need design review for exterior changes, and some HOAs review door styles and colors. JACCO checks the requirements for your address during the bid and handles any application.

Can you match our existing interior doors?

In most cases, yes. Panel styles such as five-panel and six-panel doors are widely available, and older or unusual doors can often be matched through specialty suppliers or with salvaged doors. Hinges, knobs and casing matter just as much to the match. We look at what you have during the site visit and show you options that will look original to the house.
