Square openings first, then the door

Most door complaints are really opening complaints. A door that sticks in August and rattles in January, a latch that no longer meets its strike plate, daylight showing under the threshold: in an older house, those usually trace back to framing that has shifted over the decades rather than to the door itself. Hanging a new door in a crooked opening only resets the clock, so the first job is measuring how far the opening has drifted out of square, plumb and level.

That question matters in Cottontown, where many homes are older farmhouses that have settled, been added onto, or both. Some openings need nothing more than new shims and a reset hinge side. Others need a new jamb, a sill rebuilt where water has softened the wood, or a header corrected before any door will close cleanly. Newer houses on larger rural lots have their own pattern: entry and patio doors facing open ground take the full force of sun and wind-driven rain, so their weatherstripping and thresholds wear out first.

Once the opening is right, choosing the door is the easier decision. JACCO installs pre-hung units when a jamb is beyond saving, fits new slabs to existing jambs when the original casing is worth keeping, and pans and flashes exterior sills so water drains out rather than into the subfloor. Interior doors can follow the style already in the house, from five-panel to shaker to flat slab, with hardware chosen to match. Materials, glass and trim options are covered on our main door installation and replacement page.

Patio doors deserve a separate word. On sloped lots, the back of the house often opens onto a raised deck, and the slider or hinged door between them gets more use than any other exterior door you own. Replacing it can mean revisiting the flashing at the deck ledger, the threshold height and the interior floor transition at the same time. We look at all three before recommending a unit, so the new door works with the deck rather than against it.

Outbuildings, new openings and permits

Cottontown is JACCO’s home community, and door projects here often reach past the house itself: a detached garage, workshop or barn may need a sturdy walk-in door with no porch roof to shelter it. On the house, swapping a door in its existing opening usually does not involve a permit. Cutting a new opening, or widening one for a larger patio door, is different because it means a new header, and that kind of framing change generally goes through Sumner County’s permit process. We check the county’s requirements for your opening before the bid is final.

More remodeling FAQs

Should we replace the whole door unit or just the door slab?

That depends on the jamb. If the frame is square, solid and free of rot, a new slab fitted to the existing jamb keeps the original casing and trim in place. If the jamb is soft near the floor, racked out of square or the wrong size for the door you want, a pre-hung unit is usually the better choice. We check the frame before pricing anything and quote the approach the opening actually needs.

Can you match the five-panel doors in our older house?

Often, yes. Five-panel and other traditional interior doors are still made, and when a stock door is close but not identical, the difference is usually in panel proportions or thickness, which we review with you before ordering. Openings in older homes are frequently non-standard sizes, so some doors need trimming or a jamb adjustment to fit properly. We measure every opening individually rather than assuming they match.

Will a new exterior door stop the draft at our front entry?

Usually, if the door assembly is the source. Worn weatherstripping, a threshold that no longer meets the door bottom and unsealed gaps behind the casing are the common culprits, and a new pre-hung unit addresses all three when it is shimmed, insulated and sealed correctly. If the draft comes from a frame that has racked along with the house, the opening is corrected first, and we can tell which situation you have when we visit.
