Why the prep work outlasts the color

Paint fails at the surface it was applied to. When an exterior starts peeling within a few seasons, the cause is almost always underneath: moisture in the wood, chalky old coats nobody washed off, bare spots left unprimed, or cracked caulk that let water behind the trim. A durable repaint is mostly preparation. Washing, scraping, sanding, spot-priming, filling and caulking take longer than the finish coats, and they decide how long those coats last.

Older farmhouses around Cottontown make the point especially well. Wood siding, porch columns, window trim and railings that have been repainted many times carry layers of different products, and some boards will be too far gone to hold paint at all. Because JACCO is a general contractor, rot does not get painted over: soft trim, sills and porch parts are cut out and replaced by our carpenters in the same project, then primed before painting begins. If the house was built before 1978, older layers may contain lead, which changes how the prep has to be done, and we cover that during the bid.

Inside, the same discipline applies at a smaller scale. Nail pops and cracks are repaired, patches are sanded and primed so they do not flash through the finish, and cut lines at ceilings and trim are kept crisp. Floors and furniture are covered before work starts, and rooms are put back in order at the end of each day. Colors, sheens and products are covered in more depth on our interior and exterior house painting page.

Weather windows and sun-worn walls

Exterior painting depends on the weather more than almost any other trade. Coatings need dry surfaces and temperatures within the product’s range, so the schedule is built around the forecast and adjusted when rain or a cold snap moves in. On open Cottontown lots, the sides of a house that bake in the afternoon sun usually show wear first, which helps when deciding whether to paint every side now or start with the worst. Painting by itself rarely needs a Sumner County permit; if repairs grow into structural porch work, we check before going further.

More remodeling FAQs

How often does a farmhouse exterior need repainting?

There is no fixed interval. It depends on the paint already on the house, how well the last job was prepared, and how much sun and moisture each wall receives. On many homes, the sunniest sides need attention well before the shaded ones. Rather than guess at a number of years, we check adhesion, chalking and bare wood when we visit and tell you which sides need work now and which can wait.

Can we stay in the house while you paint the interior?

Yes. Families usually stay put during interior painting, and the work is organized around daily life. Furniture is shifted and covered, floors are protected, and we work through the house in an order agreed with you, so the rooms you rely on most are out of use for as little time as possible. Bedrooms are scheduled so you can sleep in them at night. If anyone at home is sensitive to paint odor, tell us during the bid and we will plan products and ventilation around it.
