Most of a good paint job happens before the paint

Paint fails where the preparation fell short. Exterior coats peel when they go over damp wood, chalky old paint or bare spots that were never primed, and interior walls show every patch that was not feathered and sanded. A JACCO painting scope spells out the prep surface by surface: what gets scraped, which boards and trim pieces are replaced, where caulk and filler go, and which areas need a bonding or stain-blocking primer before any finish coat.

That prep looks different across Franklin. Historic homes near downtown tend to carry decades of paint on wood siding, porch railings and window trim, with soft spots that need replacing before anything is coated, and houses of that age may have lead-based paint in the older layers, which changes how surfaces can be scraped and sanded. In established subdivisions, exteriors are more often fiber-cement or brick with painted trim, while interiors call for drywall repairs, nail-pop fixes and a move from flat builder paint to a finish that can be wiped clean.

Because JACCO is a general contractor, the repairs and the painting are one job rather than two. Rotted fascia, split porch spindles and damaged drywall are fixed by the same team that paints them, and floors, furniture and plantings are covered before work starts. Our interior and exterior house painting is scheduled around the weather for outside work and around your household for inside rooms, and it ends with a walk-through to catch any missed spot.

Exterior color and historic review in Franklin

Repainting an exterior is usually straightforward, but on homes in one of Franklin’s historic districts, a new color scheme or painting a surface that has never been painted, such as brick, may need design review, and what triggers review can vary with the change. JACCO checks this during the bid, before colors are final, so the schedule does not stall waiting on an approval. Interior painting generally falls outside that review, and painting alone rarely involves a building permit; when the scope grows to include structural repairs, such as rebuilding a porch, we confirm what the City of Franklin requires.

More remodeling FAQs

When is the right time of year to paint the outside of a Franklin house?

Spring and fall are usually the most reliable seasons, because exterior paint needs dry surfaces and moderate temperatures to cure properly. Summer works on drier stretches and in the cooler part of the day, while cold snaps and damp weeks are better avoided. The product label sets the limits for temperature and humidity, and we follow them. Interior painting can happen in any season, which makes winter a good time for walls, trim and cabinets.

Do we need to move out while you paint inside?

No. Interior painting is usually done room by room, so the rest of the house stays usable. We move and cover furniture, protect floors and keep the work area tidy at the end of each day. Low-odor paints make it easier to stay home, although some people prefer to be out while bedrooms are being painted. We plan the order of rooms with you before work begins.
