Tile, luxury vinyl plank and wood floors for Franklin homes, installed after the subfloor is repaired and flattened, with transitions and trim planned so each room meets the next cleanly.

A new floor is only as flat as the one beneath it
Most flooring problems trace back to the subfloor. Tile cracks when the floor flexes, luxury vinyl shows every dip and seam, and wood floors squeak and gap when the base under them is uneven or loose. Before any new floor goes down, the old material comes up, the subfloor is checked for soft spots and movement, fasteners are added where it squeaks, and high and low spots are ground down or filled so the new surface sits flat.
Franklin homes present different starting points. In a historic house near downtown, older plank subfloors may have sagged over time, and floors often need leveling before tile or vinyl will lie flat. In established subdivisions, the job is often pulling carpet and dated tile from the main level and running one continuous floor through rooms that used to be divided. Newer construction may simply need an upgrade from builder-grade material, with attention to how the new floor meets stairs, cabinets and doorways.
JACCO installs tile, luxury vinyl and wood flooring as part of larger remodels and as standalone projects. Selections are settled before work starts, furniture moves and floor protection are planned, and the schedule allows for acclimation where the material calls for it. Once the floor is down, baseboard and shoe molding are reset or replaced, and we walk the finished rooms with you.

Living with flooring work in a Franklin home
Replacing floor coverings alone is usually handled differently from structural or plumbing work, but whether a City of Franklin permit applies depends on the full scope, and JACCO confirms that during the bid. The bigger day-to-day question tends to be logistics: where the furniture goes, which rooms stay usable and how dust is managed when old tile comes up. We plan the order of rooms with you, protect what stays in place and leave the work area swept at the close of each workday.

Can new flooring go over our existing floor?
Sometimes. Luxury vinyl and some engineered floors can go over a flat, firmly attached existing floor, which saves demolition. Tile laid over old vinyl or another layer of tile is rarely a good idea, and stacking floors raises the height at doorways, appliances and stairs. We check the existing floor’s condition and height during the site visit and recommend removal whenever leaving it would compromise the result.
Is luxury vinyl plank a good fit for a busy Franklin household?
For many families, yes. Luxury vinyl plank resists water, feels comfortable underfoot and stands up well to kids, pets and busy entries, which makes it a common choice for main levels and basements. It is less suited to rooms with strong direct sun or to badly uneven subfloors without preparation. If you want the look of wood with less worry about spills, compare samples alongside engineered wood before deciding.
