Porcelain tile, luxury vinyl plank and wood flooring for Brentwood homes, chosen for how each level of the house is used and installed with the subfloor, stairs and room-to-room transitions worked out first.

Choosing floors for every level of the house
Most houses built from the 1970s through the 2000s were floored room by room: carpet in the living areas and bedrooms, sheet vinyl or ceramic tile in the kitchen and baths, and perhaps oak or parquet in the entry. Replacing that patchwork is one of the biggest visual changes you can make, and the right answer often differs by floor. A main level takes kitchen spills and muddy shoes, an upstairs bedroom sits over someone else’s ceiling, and a lower level lives on concrete.
Each of those spaces gets a material and an installation method suited to it. Porcelain tile handles wet areas and heavy traffic but needs a flat, stiff base, especially in large formats. Luxury vinyl plank is quiet, water-resistant and forgiving, although on an upper floor it needs a good underlayment so footsteps do not carry into the rooms below. Engineered and solid wood bring warmth to living areas when the subfloor and humidity are right. Whatever you choose, loose subfloor is screwed down, damaged sections are replaced and high and low spots are corrected first.
The details at the edges decide how finished a floor looks. Stairs and landings need a plan when carpet gives way to a hard surface, floating floors have to be laid around heavy islands rather than pinned beneath them, and dishwashers and ranges need clearance to come back out. JACCO handles flooring installation with those transitions worked out in the bid, including baseboard removal and reinstallation, door undercuts and flush thresholds between rooms.

Sequencing floors within a Brentwood project
Flooring comes late in a remodel, so its timing depends on everything before it: drywall finished, cabinets set, the first coats of paint on the walls. When new floors are part of a project that moves walls or plumbing, they are covered by the permit for that larger job, which JACCO obtains from the City of Brentwood along with the inspections. As a standalone job, the planning is about the household instead: which rooms go out of use in what order, where the furniture waits, and how the stairs stay usable while treads and landings are finished.

Will hard flooring upstairs be noisy in the rooms below?
It can be without the right preparation. Hard floors carry footsteps more than carpet does, so on an upper level we fasten the subfloor tightly to stop squeaks, use an underlayment rated for sound, and leave the expansion gaps a floating floor needs to move quietly. Some families keep carpet in the bedrooms and put hard flooring in halls and bonus rooms. We talk through which rooms sit over living spaces before recommending a product.
Should the new floor run under the kitchen cabinets?
It depends on the floor and on whether the cabinets are staying. When cabinets are replaced, tile or nailed wood can run beneath them, which keeps future layout changes simple. Floating floors such as luxury vinyl plank are laid around cabinets and islands instead, so they can expand and contract. When cabinets stay, the new floor meets the toe kick cleanly, and we check that the dishwasher can still slide out once the floor height changes.
