Replacement and new windows for Brentwood homes from the 1970s through the 2000s, chosen opening by opening, then flashed, insulated and trimmed so water and drafts stay on the outside where they belong.

When original windows are past repair
Original windows are one of the clearest signs of a home’s age, and in many Brentwood houses of that era they are now due for replacement. The symptoms vary by decade: aluminum frames that sweat in winter, wood sashes softened along the bottom rail, early double-pane units fogged between the glass, and builder-grade vinyl with balances that no longer hold the sash open. Drafts and condensation are the comfort problems; rot in the sill and the wall below is the costly one.
There are two ways to replace a window. With an insert, the new unit is built to fit within the old frame, so the interior casing and the exterior brick mold or trim stay where they are; it is the right call when that frame is square, dry and solid. Full-frame replacement takes the old window out entirely, exposing the rough opening so the framing can be inspected, any rot repaired and the new unit flashed into the wall the right way. It involves more trim work, but where water has been getting in, it is the method that fixes the cause.
Whichever method fits, the details decide performance. Sill pans and flashing tape steer water out, low-expansion foam seals the gap without bowing the frame, and interior and exterior trim are restored or replaced to suit the house. Bedrooms need windows that meet egress requirements, and glass near tubs, showers and doors typically has to be tempered. JACCO handles window installation from measuring and ordering through trim and cleanup, and helps you compare frame materials, glass options and grille patterns before anything is ordered.

Ordering windows around Brentwood approvals
Windows are a visible part of the exterior, so in Brentwood neighborhoods with an HOA, changes to frame color, grille pattern or window style may need architectural approval before anything is ordered, while like-for-like replacements may be treated more simply. Permit requirements from the City of Brentwood depend on the scope: enlarging an opening, adding a window or changing the structure is a different matter from replacing units in existing openings. We look into both while preparing your bid, and because windows are made to order, approvals are settled before lead times start running.

Does our HOA need to approve replacement windows?
It depends on your neighborhood’s covenants and on what is changing. Replacing windows with units of the same style, color and grille pattern is often treated more simply than switching frame color, removing grilles or changing the window type, though rules vary from one HOA to the next. Check your covenants or ask the HOA early. We can supply product details, colors and drawings for the submission, so approval is in hand before the order is placed.
Our windows are fogged between the panes. Can the glass be replaced instead of the whole window?
Sometimes. If the frame and sash are sound, a failed insulated glass unit can often be replaced on its own, which keeps the window and its trim in place. When several windows are fogging, the frames are aging or the sashes no longer operate smoothly, replacing the whole unit usually makes more sense than putting new glass in an old frame. We check each window during the site visit and recommend new glass or full replacement case by case.
