Paint that lasts starts with the surface under it

A paint job is only as good as what it covers. Outside, that means fascia boards gone soft, split trim, caulk that has pulled away from windows and doors, and siding that leaves chalk on your hand. Some homes from the 1980s and 1990s were clad in hardboard siding, which swells and crumbles at the edges once water gets past the paint. Inside, it means nail pops, cracked corners, patches that flash through the finish and glossy trim that new paint will not grip. JACCO treats that preparation as the main part of the job, because it decides how the finish looks a few years from now.

Many Brentwood houses went up between the 1970s and the 2000s, and the paint often still reflects the year the builder finished: flat white on every wall, oak trim in its original stain, or an exterior palette chosen for a market that has long since moved on. Changing that takes more than a new color. Stained trim needs a bonding primer, glossy enamel needs scuff-sanding, and brick that has never been painted calls for a careful decision about whether it should be, since that choice is very hard to undo.

Because JACCO is a general contractor rather than a paint-only crew, the repairs that turn up during prep do not stall the job. Our carpenters replace rotted trim, drywall is patched and textured to match, and failed caulk is cut out and redone, all under the same written scope as the interior and exterior painting. Floors and furniture are covered before any work begins, the house is tidied at the close of each workday, and you walk the finished rooms with us before the punch list is signed off.

Colors, HOA review and timing in Brentwood

Painting rarely involves a building permit, but exterior color is a different matter in some Brentwood neighborhoods. Where an HOA reviews exterior changes, a new body, trim or front-door color may need architectural approval before work starts, and JACCO builds that step into the schedule instead of discovering it with the ladders already up. Exterior painting also depends on the weather, since paint needs dry surfaces and suitable temperatures to cure, so we plan outside phases for the right part of the year and tell you early if the forecast shifts the calendar.

More remodeling FAQs

Should we paint the brick on our Brentwood home?

It depends on the brick and on how permanent you want the change to be. Paint or limewash can make a dated brick exterior look current, but it is very hard to reverse and adds a surface that will need recoating over time. Brick also has to release moisture, so the product matters as much as the color. We talk through the trade-offs, check whether your HOA weighs in, and test the finish on a small area before committing the whole house.

Can you paint while we are living in the house?

Yes. Most interior painting happens with the household at home. We move through the house in a planned order, shift and cover furniture, mask the floors and keep everyday routes open, and you know in advance which rooms are off-limits on which days. Low-odor paints are available for most interior surfaces, and we are glad to use them if anyone in the family is sensitive to fumes.

What affects the cost of painting a house?

Preparation drives it more than paint does. The amount of trim and doors, ceiling heights and stairwells, the number of colors and the repairs needed before painting all move the number, as does changing stained trim to painted. Exterior work adds access, siding condition and any carpentry on fascia or soffits. JACCO prices every painting project from a written scope after a site visit, so the figure reflects your house rather than a square-foot guess.
