Solid and engineered hardwood for Brentwood homes, from wide-plank white oak to new boards laced into existing floors, installed over a sound subfloor and finished in a color that suits the house today.

Hardwood that looks like it was always there
Walk through a Brentwood house from the late 1980s or the 1990s and the flooring often changes at every doorway. Oak in the entry, dining room and halls; carpet in the bedrooms and family room; tile or vinyl in the kitchen. Some homes have hardwood hiding under carpet that went down later. When a remodel removes a wall, takes up carpet or opens the kitchen, the question becomes how to extend, match or replace the wood so the floor reads as one surface again.
There are a few good answers. New boards can be laced into an existing floor, staggered in rather than butted against a straight line, and then the whole area is sanded and finished together so old and new take the same color. Oak finished in the amber tones of that era can often be refinished lighter, darker or closer to natural. Where the existing floor is worn thin or simply not what you want, new solid or engineered hardwood across the level gives a clean start, and wide-plank white oak with a low-sheen finish is a popular choice.
Wood responds to moisture, so installation is planned around it. Boards acclimate in the house before they go down, the subfloor is checked for flatness and moisture, and crawlspace conditions are considered where the floor sits above one. JACCO installs hardwood flooring with matching stair treads and nosings where the floor meets a staircase, so the stairs carry the same wood and finish as the rooms around them.

Moisture, finish time and scheduling in Brentwood
Humid summers and dry, heated winters make wood expand and contract, so moisture readings are taken in the boards and the subfloor before any wood goes down, and the floor gets the expansion space it needs at the walls. Site-finished floors also need time and ventilation between coats, which keeps those rooms off-limits for a stretch, and the schedule accounts for it. When hardwood is part of a larger Brentwood remodel, the city permit for that remodel covers it, and JACCO manages the paperwork with the rest of the job.

Can our orange-toned oak floors be refinished in a more current color?
Often, yes. Sanding removes the old finish, including the amber cast that oil-based finishes take on over the years, and the bare wood can then be stained lighter, darker or left natural. Red oak has a pink undertone that limits how gray or pale it will go, while white oak takes those tones more readily. We test stain samples on your actual floor before committing, and a water-based finish keeps the new color from yellowing as quickly.
Why are some of our hardwood boards cupping?
Cupping, where the edges of each board sit higher than the center, usually means moisture is reaching the wood from below. In a house over a crawlspace, the source can be high humidity, a missing vapor barrier, poor drainage or a plumbing leak. Sanding cupped boards flat before the cause is fixed only creates new problems later. We look under the house as well as at the floor, address the moisture source with you, and then decide whether the boards can be saved.
