Light and power, decided before the drywall goes up

An electrical plan is easiest to change while it exists only on paper. Once drywall is hung, adding a switch or moving a fixture box means cutting and patching, so JACCO walks the rooms with you early and marks where you want light, outlets, dimmers and switches based on how you actually use the space. Under-cabinet lighting, a fixture centered over an island, an outlet inside a vanity drawer or a fan on a covered porch is simple to plan and awkward to add later.

Franklin homes start from different places. Some older houses near downtown have wiring that has been extended piecemeal for decades, with too few circuits, ungrounded outlets or a panel with no room left, and a remodel is the moment to bring the affected areas up to date. Homes in established subdivisions and newer construction usually have sound wiring, so the work is about adding to it: circuits for new appliances, recessed and layered lighting, exterior lights, or power for a finished bonus room or an addition.

On JACCO projects, licensed electricians perform the electrical work while JACCO manages the scope, the schedule and the finish work around it. That is how we approach electrical work on remodels and additions: one written price covering the lighting plan, the wiring and the drywall and paint repairs afterward, and one point of contact when the electrician, the inspector and the cabinet installer all need the same wall in the same week.

Inspections before the walls close

Electrical work on a Franklin remodel or addition normally goes through permitting and inspection, and the inspection that matters most happens before insulation and drywall cover the wiring. JACCO sequences each job so the electrician’s rough-in is inspected and approved first, then the walls close, and then fixtures and devices go in ahead of the final. Which permit your project needs and who pulls it depends on the scope, and we settle that with the licensed electrician during the bid so nothing waits on paperwork once work begins.

More remodeling FAQs

Does an older Franklin home need rewiring before a remodel?

Not always. Many older homes have been partly updated over the years, so the answer depends on what the electrician finds in the rooms being remodeled. If walls are opening anyway, it usually makes sense to replace outdated or ungrounded wiring in that area and add the circuits the new layout needs. Rewiring the whole house is a bigger decision, and we would talk it through with you room by room before it goes into a scope.

Can recessed lights be added without tearing out the ceiling?

Often, yes. Remodel-style housings are designed to install through a small opening, and an experienced electrician can fish wire between joists with limited patching. Insulation, joist direction and whether there is living space above all affect how easy that is. When a ceiling is coming down for other reasons, lighting goes in at the same time, which gives more freedom over placement and spacing.
