When a remodel, addition or guest house adds space to a Franklin home, heating, cooling and ventilation are planned in from the start so the new rooms stay comfortable.

Heating and cooling that keeps up with new space
The most common comfort complaint after a remodel is a room that never feels right. A sunroom that bakes in July, a bonus room over the garage that stays cold, a primary suite where the new layout cut off the return air: each comes from treating HVAC as an afterthought. JACCO brings it into the plan at the bid stage, while there is still time to decide whether the existing system can carry the new space or whether that space needs a system of its own.
In Franklin, the answer varies from house to house. An addition on a home in an established subdivision may tie into existing ductwork if the system has capacity to spare, or it may be better served by a ductless mini-split with its own thermostat. In older homes near downtown, where there is little room for new duct runs between plaster walls and original ceilings, ductless equipment or carefully routed ducts can add comfort without major demolition. Newer construction often has capacity but needs supply and return runs extended properly.
JACCO coordinates heating and cooling for remodels and additions with licensed HVAC contractors, who size and install the equipment, while we handle the framing, chases, openings and patching that let ducts and line sets reach where they need to go. Ventilation belongs in the same conversation: bathroom fans vented outdoors rather than into the attic, range hoods ducted properly, and fresh air for rooms that are now sealed tighter than before.
Comfort planning for Franklin projects
- System capacity checked before an addition is designed
- Ductless mini-splits for additions, sunrooms and ADUs
- Ducts and returns rerouted during remodels
- Exhaust fans and range hoods ducted to the outside
- Chases and soffits framed to hide new runs
Equipment placement and permits in Franklin
New heating and cooling equipment in Franklin generally requires a mechanical permit and inspection, and JACCO lines those up with the framing, insulation and drywall inspections so trades are not left waiting on one another. Placement deserves thought as well. An outdoor condenser or a wall-mounted mini-split head on the street side of a home in one of Franklin’s historic districts may raise design-review questions, so during the bid we look for spots where equipment can sit out of view, with room for service and airflow.

Will the system we have now be able to serve an addition?
Only a proper assessment can say. Equipment that already struggles on hot afternoons has nothing to spare, while a newer, well-sized system may carry a modest addition through extended ductwork. A licensed HVAC contractor can run a load calculation that accounts for the addition’s size, windows and exposure instead of relying on rules of thumb. When the current system is near its limit, a separate ductless unit for the new space is often simpler than replacing everything, and we compare both routes during the bid.
Are ductless mini-splits a good fit for older Franklin homes?
They often are. A mini-split needs only a small refrigerant line and a condensate drain between the indoor head and the outdoor unit, so it avoids the large duct runs that are hard to fit into older walls and ceilings. The tradeoff is the look of the indoor unit, which some homeowners mind more than others. We can show you placement options, and in some rooms a ceiling-recessed or concealed ducted unit is an alternative.
