Heating and cooling planned for additions, finished basements, bonus rooms and guest suites in Brentwood, coordinated by your general contractor with licensed HVAC partners from the first drawing to final inspection.

New space needs its own plan for heating and cooling
Adding square footage is the easy part to picture. Keeping it comfortable takes more thought. A home addition, a finished basement or a converted bonus room changes the load on a home’s heating and cooling, and the existing system may lack the capacity, the duct routes or the return air to serve the new space well. Left unplanned, the result is the room nobody wants to sit in during July. JACCO raises the question at the start of a project, long before the drywall is hung.
Many Brentwood homes from the 1980s through the 2000s share a familiar weak spot: the bonus room over the garage. It often sits at the far end of a long duct run, with outside air below the floor, attic space around it and exterior walls on several sides. Turning that room into an office, a media room or a guest suite is a common request, and it usually means looking at insulation, duct sizing and whether a separate zone or a ductless unit would serve it better than the main system.
JACCO is a general contractor, not a stand-alone HVAC company. On remodels, additions and accessory dwelling units, we coordinate heating and cooling with licensed HVAC contractors: they size and install the equipment, and we build the chases, soffits and framing the ductwork needs and fit their work into the schedule. That coordination is the core of our heating and cooling work for remodels and additions, and it keeps one company accountable for how the room feels once you move in.
Where HVAC planning comes into a project
- Additions tied into or separate from the main system
- Ductless mini-splits for sunrooms and bonus rooms
- Supply and return runs for finished basements
- Ductwork rerouted around new layouts
- Bath and kitchen ventilation sized to the room
- Heating and cooling for ADUs and guest houses
Equipment placement, permits and HOA rules in Brentwood
New heating and cooling equipment generally needs a mechanical permit and inspection. Building permits in Brentwood come from the City of Brentwood, and JACCO confirms during the bid which permits your project requires. Outdoor equipment deserves a second look, too. A new condenser, or the outdoor unit of a ductless system, has to sit somewhere, and where an HOA reviews exterior changes, its location or screening may need approval. We settle placement early, with noise, service access and the view from your windows in mind.

Can our existing system handle an addition?
Sometimes, but it should be checked rather than assumed. The answer depends on the equipment’s capacity and age, how the ductwork is laid out and how much space you are adding. A licensed HVAC contractor runs the load calculation during planning. If the current system is near its limit or the new room is far from it, a separate zone or a ductless unit is often the cleaner answer, and that choice is written into the bid.
Do you repair or replace furnaces and air conditioners on their own?
JACCO’s heating and cooling work is tied to the remodels, additions and ADUs we build. When a project changes what a system has to do, we coordinate the equipment, ductwork and inspections from planning through completion. For a standalone repair, or an equipment swap with no construction involved, a dedicated HVAC company is usually the right first call, and we will tell you so if you ask.
