Flashing, membranes and the joints between roof planes

Shingles shed water; they do not seal it out. The real waterproofing on a roof sits under and around them: the underlayment over the decking, self-adhered membrane in valleys and along the eaves, metal flashing that turns water away from walls and chimneys, and the boots and collars around each pipe and vent. When those layers are lapped correctly, a roof handles a hard Middle Tennessee storm. When one is missing or reversed, water finds it.

Low-slope sections need particular care. A shingled roof needs enough pitch to drain, and the porch roofs, bay windows and some additions on Brentwood houses are built flatter than that. Those areas call for a membrane system rather than shingles, carefully terminated where it meets the steeper roof and the wall above. The same thinking applies around skylights, behind wide chimneys where a cricket is needed to split the water, and anywhere a dormer interrupts the slope.

Waterproofing matters most when a roof changes. Adding a porch, a sunroom or a second-story room means cutting into an existing roof and joining new framing to old, and that joint is where many future leaks begin. JACCO frames those tie-ins and coordinates the membranes and flashing under the same contract, so the details are planned with the structure instead of improvised at the end. It is the heart of how we approach roof waterproofing and flashing on every job.

Waterproofing work on Brentwood homes and additions

On Brentwood projects, roof waterproofing usually travels with something larger: an addition, a new porch roof, a re-roof, or a repair that has failed more than once. When it is part of an addition or porch, it falls under the building permit JACCO obtains from the City of Brentwood and is inspected with the rest of the structure. A visible material change, such as a metal roof over a porch, may need HOA architectural review in some neighborhoods, and we build that review into the timeline from the start.

More remodeling FAQs

What makes a porch roof leak while the main roof stays dry?

Often because it was built with too little slope for shingles, or because the joint where it meets the house was never flashed properly. Water moves slowly on a flatter roof, and wind can push it up under shingle edges. The usual fix is to replace that section with a membrane system suited to low slopes and to rebuild the flashing at the wall. We confirm the cause on site before recommending the repair.

Is it possible to fix flashing without a full re-roof?

In many cases, yes. Flashing at a chimney, a skylight or a sidewall can usually be rebuilt by removing and relaying the shingles around it, and a low-slope porch section can be redone on its own. If the underlayment across the whole roof is failing, though, spot work only postpones a replacement. After looking at the roof and the attic, we tell you which of those situations you are in.
