Gutters are part of the drainage plan

A gutter’s job does not end at the downspout. Water collected from the roof has to be carried far enough from the house that it does not soak the soil around the foundation, pool against a crawlspace wall or wash out a planting bed. A well-sized gutter that dumps everything at the corner of the house is only half a solution. JACCO looks at the whole path, from the roof edge to the place where the water finally ends up.

Brentwood’s established neighborhoods and larger lots bring their own conditions. Where mature trees shade a house, leaves and seed pods fill gutters every season, and long roof runs on bigger homes can send more water to a single downspout than it was ever sized for. Houses built from the 1970s through the 2000s often still have their original gutters, which may be undersized for the roof above, sagging at the hangers or pulling away from fascia that has started to rot.

Because JACCO is a general contractor, the wood behind the gutter is part of the job. Soft fascia and rotted sub-fascia are replaced before new gutters go up, the drip edge is checked so water lands in the trough rather than behind it, and downspouts are placed where they can discharge away from walks, patios and the foundation. New gutters often ride along with a larger exterior project, such as siding, a re-roof or a new porch, and our gutter and downspout work is scheduled into that project rather than added at the end.

Gutters, drainage and HOA color in Brentwood

Replacing gutters on their own does not usually involve a building permit, though gutters on a new addition or porch are covered by that project’s permit from the City of Brentwood. Color can matter more than people expect: in neighborhoods with HOA architectural review, a change in gutter color or profile may need approval, and we check before ordering. On larger lots, we also look at where each downspout discharges, so water heads toward ground that can absorb it rather than a neighbor’s property line or a low spot by the driveway.

More remodeling FAQs

Do we need bigger gutters?

Possibly. Gutter capacity should match the roof area draining into it and the steepness of the roof, and long, steep runs on a larger home can overwhelm gutters sized for something simpler. Overflow at inside corners or at the low end of a run is a common sign. We look at roof area, downspout count and placement, then recommend the size and layout in the written scope.

Are gutter guards worth it?

That depends on the trees around your house. Under heavy leaf cover, guards can reduce cleaning and overflow, but no guard is maintenance-free, and some types struggle with pine needles or seed pods. If your gutters clog often, we discuss options when we price the work; if trees are sparse, a regular cleaning routine may be all the house needs.
