Crowns, flashing and chases: where chimneys fail
A chimney is one of the most exposed parts of a house. It stands above the roof line through every storm, and the places where it meets the weather are where trouble begins: a concrete crown that has cracked and lets water into the masonry, mortar joints that have eroded, a cap that is missing or rusted through, and flashing that has separated from the brick where the chimney passes through the roof. Left alone, those small failures show up as stains on a ceiling or around the firebox.
Brentwood homes from the 1970s through the 2000s tend to have one of two kinds of chimney. Older houses usually have brick or stone built around a masonry fireplace. Many newer ones have a factory-built firebox inside a wood-framed chase, finished in siding or brick veneer, with a sheet-metal cap called a chase cover on top. That cap can rust through or sag and hold water, and the framing beneath it can rot quietly for years before anyone notices, so we inspect a chase from the roof and, where possible, from the attic.
JACCO handles the building side of chimney and fireplace work: rebuilding a crown, repairing mortar and flashing, reframing and re-cladding a rotted chase, replacing a chase cover, and updating the mantel and surround inside. Flue inspection, cleaning and relining belong to a chimney specialist, and we recommend that inspection whenever we see signs of trouble in the flue. That division keeps our chimney and fireplace repair focused on what a general contractor does well: structure, weatherproofing and finish carpentry.

Approvals and the right specialist for the flue
Repairs that keep a chimney looking the way it does generally count as maintenance, while rebuilding a chimney above the roof, changing its cladding or altering a fireplace may call for a permit from the City of Brentwood; JACCO confirms which applies during the bid. A visible change, such as painting the brick, adding a decorative shroud or switching a chase from siding to stone, may also need HOA architectural review in some neighborhoods. If the flue needs attention, we bring in a chimney specialist so the masonry and the inside of the flue are both addressed before the work closes.
“Their quality of workmanship presented a beautiful end result, especially the fireplace surround and custom stair railing.”

Why is water coming in around our fireplace?
The most common causes are a cracked crown, failed flashing where the chimney passes through the roof, a missing cap, or, on a framed chase, a rusted chase cover or rotted siding. Water can travel down inside the masonry or the framing before it appears indoors, so the stain is rarely right below the source. We inspect the chimney from the roof and the attic and trace the leak before recommending a repair.
Can you update our fireplace surround and mantel?
Yes. Replacing a dated brick or tile surround, adding a mantel shelf or flanking the firebox with built-in cabinets is finish carpentry and tile work we take on as part of interior projects. Clearances to the firebox are set by the fireplace manufacturer and the building code, so we confirm them before materials are chosen. If the firebox itself needs repair, that is evaluated first.
