A roof is a system, not a layer of shingles

What you see from the street is the last layer of a roof. Beneath it sit the decking, the underlayment, the flashing at every wall, chimney and valley, the vents that let the attic breathe and the drip edge that guides water into the gutters. Most roofing problems begin in those hidden layers, which is why JACCO looks at a roof as part of the structure of the house rather than a surface to be recovered.

Many Brentwood homes built in the 1980s, 1990s and 2000s carry roofs with several gables, valleys and dormers, sometimes with a low-slope section over a porch or a bay window. Every one of those intersections is a place where water gathers and where a hurried installation shows up first. On a house that is a few decades old, the roof may already be on its second covering, and the decking and flashing beneath it deserve a close look before anything new goes on.

JACCO is most useful when roofing is part of a bigger project. A screened porch, a sunroom or a two-story addition needs a roof framed to the right pitch, tied into the existing roof without creating a new leak point and finished to match. We frame that structure and coordinate the roofing under one contract, so the porch, the tie-in and the shingles are one team’s responsibility. A full roof replacement gets the same care: tear-off, decking repairs where needed, new underlayment and flashing, and debris cleared from the yard each evening.

Roof color, HOA approval and permits

Changing the color or material of a roof is the kind of exterior change some Brentwood HOAs review, so a new shingle color, or a standing-seam metal accent over a front porch, may need architectural approval before work is scheduled. JACCO checks this during the bid. A new roof on an addition or porch falls under the building permit from the City of Brentwood, and whether a straight replacement needs its own permit depends on the scope, which we confirm before the contract is signed. Larger lots make staging easier, but beds, shrubs and driveways are still protected from falling debris.

More remodeling FAQs

Should we replace the roof before we build an addition?

It depends on the age and condition of the roof you have. If it is near the end of its life, replacing it along with the addition lets old and new sections match and share one set of flashing details. If it still has years left, the addition can be tied in carefully with matching materials. We inspect the existing roof during the site visit and price both paths in the bid so you can choose.

Can you match our existing shingles on a new porch roof?

Often closely, but not always exactly. Shingle lines are discontinued and older roofs weather, so even the same product can look different beside shingles that have been in the sun for years. We source the closest match we can find, and on a prominent roof plane we sometimes suggest a deliberate contrast, such as a metal porch roof, instead of a near miss. Where an HOA reviews exterior changes, the final choice may need its sign-off.
