Plumbing planned with the room, not after it

Most plumbing trouble in a remodel starts on paper. A shower valve set at the wrong height, a drain that cannot get the slope it needs, a vanity that arrives wider than the rough-in allowed. When the plumbing is laid out at the same time as the cabinetry, tile and framing, those conflicts are caught while they are still lines on a drawing. JACCO plans the plumbing as part of the whole scope, so the people designing the shower and the people setting the valve are working from one plan.

Brentwood houses built from the 1970s into the 2000s tend to have plumbing that has done its job but is showing its age. Depending on the year and on earlier repairs, you may find copper with pinhole leaks, gray polybutylene supply pipe that home inspectors routinely flag, a water heater past its prime, or shutoff valves that no longer close all the way. A remodel is the practical moment to replace those runs, because the walls and floors are already open and new fixtures deserve new connections.

Moving a drain is where a general contractor earns its place. Relocating a toilet, turning a tub alcove into a walk-in shower or adding a bathroom to a basement means opening floors, cutting framing with care and getting slope and venting right before anything is covered. JACCO coordinates that residential plumbing work with the framing, waterproofing and finish trades, licensed plumbers handle the work that calls for one, and the rough-in is inspected before insulation and drywall go up.

Inspections before the walls close

Plumbing that moves drains, adds fixtures or extends lines into new space generally needs a permit, and in Brentwood building permits come through the City of Brentwood. JACCO confirms the requirement during the bid, handles the application and books the rough-in inspection before insulation goes in, so nothing is hidden before it has been checked. Access shapes the plan as well: a house over a crawlspace, on a slab or above a basement each calls for a different route for new lines, and we look at that on the first site visit.

“They also remodeled my bathroom, removing a big square tub and installing a tiled shower. Jonathon was very good with communication and he and his team were reliable and trustworthy.”

More remodeling FAQs

Can you move our kitchen sink to the island?

Usually, yes, though it is one of the more involved plumbing changes in a kitchen. An island sink needs a drain with proper slope and a venting method that works without a wall behind it, and the route depends on what is under the floor. A crawlspace makes it simpler; a slab means cutting and patching concrete. We assess the route during the site visit and price it in the written scope before cabinets are ordered.

Should we replace old supply lines while we remodel?

In a house that is a few decades old, it is often worth it. With walls and floors open, replacing aging supply lines and shutoffs is far simpler than cutting into finished tile later to chase a leak. During the site visit we look at the pipe material, the age of the water heater and the condition of the valves we can reach, then set out the options in the bid so you can decide with the price of each in front of you.
