Gutters decide where the roof’s water ends up

A roof gathers a surprising volume of water and delivers it to a few corners of the house. Gutters that are undersized, pitched backward or served by too few downspouts overflow in a heavy rain, soaking the fascia, streaking the siding and dumping water beside the foundation, where it works its way into crawlspaces and basements. Good gutter work starts with simple arithmetic: how much roof drains to each run, where downspouts can go, and where the water will end up.

Franklin houses vary in what they need. Older homes near downtown may have fascia and trim that has been painted over rot more than once, along with gutter profiles that suit the age of the house, so replacement is a chance to repair the wood behind and choose a style that fits, such as half-round gutters on a historic facade. Across established subdivisions and newer construction, the familiar problems are long continuous runs that sag, downspouts that empty onto walkways, and splash zones that wash out beds and undermine patios.

As a general contractor, JACCO treats gutter installation and repair as part of the house rather than an add-on. Before a single hanger goes up, soft fascia and soffit are cut out and renewed, drip edge is checked so water lands in the gutter instead of behind it, and downspouts are placed with grading and landscaping in mind. Where water needs to travel farther, extensions or buried drain lines can carry it clear of the foundation and away from paths.

Drainage, neighbors and exterior review

When gutters are part of a larger exterior project in Franklin, such as a re-roof or an addition, they fall under whatever permit that work needs from the City of Franklin, which JACCO sorts out during the bid. If your house sits within one of Franklin’s historic districts, a change in gutter style or color on a visible elevation may fall under design review, which is one reason we settle profiles and finishes before ordering. Discharge points matter too: water aimed toward a shared property line can become a neighbor’s problem, so downspouts are planned with the whole lot in mind.

More remodeling FAQs

Do gutter guards stop clogs?

They reduce clogs but rarely eliminate maintenance. Guards keep out leaves and larger debris, which helps on lots with mature trees, but fine material such as pine needles, seed pods and shingle grit can still collect on top or slip through, so the gutters still need an occasional check. We can include guards in the scope if they suit your roof and trees, and we explain the tradeoffs of each type before you choose.

Why is water still pooling near our foundation with gutters installed?

Usually because the downspouts end too close to the house or the ground slopes back toward it. A gutter only collects the water; the downspout and the grading decide where it goes. Extending downspouts, adding splash blocks, running a drain line to daylight and correcting the grade around the foundation are the common fixes. We look at the whole path from roof edge to yard during the site visit.
