Patios that reach out into a larger yard

A patio sits on the ground, which makes it simpler than a deck in some ways and less forgiving in others. There is no framing to hide behind: if the base settles, the surface cracks or sinks, and if the pitch is wrong, water pools against the house. A sound patio starts with excavation to firm soil, a gravel base compacted in layers, and a steady fall away from the foundation. The surface you choose goes on last, and it only performs as well as the layers beneath it.

Concrete, pavers and natural stone each have strengths. A poured slab covers a large area economically and can be broom-finished or given a decorative border. Pavers rest on sand over the compacted base, so a single unit can be lifted and reset if needed. Flagstone looks at home on a farmhouse property and can be set in mortar on a slab or laid on gravel for a looser feel. We bring samples and explain how each surface ages before you decide.

On a larger lot, the patio does not have to hug the house. A stone patio around a fire pit at the edge of the lawn, a shaded spot under existing trees or a terrace that catches the view can each be linked back to the house by a path. Closer in, a covered or open patio can extend the kitchen or living room outdoors, with a roof tied into the house, a ceiling ready for lights and a fan, and outlets where you will want them.

Grading and drainage for a Cottontown patio

On a sloping lot, a patio is usually cut into the hill on the high side, filled and compacted on the low side, or both. Rain running down the yard has to be routed around the new surface with a swale or drain, and downspouts near the patio need somewhere to go besides across it. Excavation steers around the septic tank and drain lines, as well as buried well and electric lines. A ground-level patio often needs no permit, while a roof structure usually does; JACCO raises that question with Sumner County while bidding.

More remodeling FAQs

Can a patio be built out in the yard, away from the house?

Yes, and on a larger property it is often the most-used spot outdoors. A freestanding patio can sit around a fire pit, under a stand of trees or wherever the view is good. It needs the same compacted base and drainage as one by the house, plus a way to get there, usually a stone or paver path. If you want lighting or outlets out there, power is trenched in during construction. We walk the yard with you to find a spot that drains well and stays clear of the septic field.

Should we add a roof over our patio now or later?

If a roof is likely, plan for it now even if you build it later. Footings for posts, attachment points on the house and conduit for lights and a fan are far easier to include while the patio is being built than to retrofit through finished paving. Building the roof at the same time also means one permit and one round of inspections. If the budget favors waiting, we design the patio so the roof can be added later without tearing anything up.
