The built framework of a yard

Hardscaping is everything in a landscape that is built rather than planted: patios, walkways, steps, seat walls, retaining walls, edging and fire features. It decides how you move through the yard and where you gather, and unlike plantings it is meant to stay exactly where it is placed. That permanence is why the hidden work matters. Excavation, compacted base, edge restraint and drainage determine whether stone and pavers stay level or heave, settle and shift.

A good plan starts at the back door. How does the patio connect to the kitchen or the deck stairs? Where does the path to the driveway or garden need to run? Where will water go after a heavy storm? On Franklin properties, the answers vary with the house. A historic home near downtown may call for brick or natural stone that looks like it has always been there, while a newer house may suit clean-lined pavers that pick up the color of its brick or siding.

JACCO designs and builds hardscaping as part of the larger outdoor plan, alongside decks, porches and outdoor kitchens, so materials, heights and drainage work together. If you already have a plan from a landscape designer, we can build from it. Every project is priced from a written scope, with the schedule set around weather and the order in which the yard needs to be built.

Permits, locates and grading

Whether hardscaping needs a permit depends on what is being built. A ground-level patio may be treated differently from a tall retaining wall, a covered structure or anything involving gas or electrical, so JACCO confirms with the City of Franklin during the bid and handles the application when one is required. Where a home falls within one of Franklin’s historic districts, visible exterior changes may need design review. We also arrange utility locates before digging and set grades so stormwater is not pushed toward the house or a neighbor.

More remodeling FAQs

What goes underneath a stone or paver patio?

A compacted layer of crushed stone, with a thin setting bed on top. How deep that base goes depends on the soil, how well it drains and whether the surface carries foot traffic or vehicles. The base is compacted in lifts rather than all at once, and the surface is pitched so water runs off. Skimping on this step is the main reason patios settle and stones loosen.

Can hardscaping help with drainage problems in our yard?

It can, as long as drainage is designed in rather than added later. Pitching a patio away from the house, adding a drain inlet at a low spot, using a dry creek bed, or setting a wall with drainage stone and pipe behind it can all move water where it should go. Some problems start at gutters and downspouts, so we look at the whole picture during the site visit.
