Footings, slabs, steps, walkways and patio surfaces for Franklin homes, formed on a compacted base, reinforced where it counts and finished to suit the project it supports.
Concrete with a structural job to do
Concrete is usually part of a larger project: footings for a deck or porch, a foundation for an addition or garage, a slab under a covered patio, or steps and walks that connect new construction to the yard. In each case it has a structural job before a visual one. Footings carry loads down to firm soil, slabs need a compacted base and reinforcement, and every surface needs control joints so the cracking concrete inevitably does happens in straight lines rather than at random.
Good concrete is decided before the truck arrives. Forms are set to the right height and pitch, the base is compacted, a vapor barrier goes under interior slabs, and reinforcement is held up in the slab rather than left lying at the bottom. Weather matters too. Hot afternoons, cold snaps and rain all change how a pour should be timed, finished and protected while it cures.
Franklin projects bring their own conditions. A historic home near downtown may need new front steps or a walk that suits the house, often with a broom or exposed-aggregate finish rather than a bright, slick surface. A newer home might need a patio extension that meets an existing slab cleanly, or footings and a pad for a new structure. JACCO handles concrete work within a written scope, with each pour scheduled around the rest of the build.

Pours, inspections and permits in Franklin
Concrete that supports a structure, such as footings for an addition, deck or garage, is typically inspected before the pour, so permitted projects are scheduled around that City of Franklin inspection. JACCO handles the permit and times the pour to follow it. A flatwork-only job such as a new walkway may not need a permit at all, and we confirm that during the bid. New front steps or a front walk at a home in a historic district are visible changes that may go through design review first.

Will our new concrete crack?
Some cracking is normal, because concrete shrinks as it cures and moves with temperature. The goal is controlling where it happens. Control joints cut or tooled at planned spacing give the slab a place to crack in a straight line, while a compacted base, proper reinforcement and careful curing keep cracks tight and stop sections from settling unevenly. We explain the joint layout before the pour so you know what to expect.
Can new concrete match our existing patio or walk?
We can get close, though new concrete rarely matches old exactly at first. Older concrete has weathered and darkened, and cement and aggregate vary between batches. A clean joint between old and new, a matching finish texture and time outdoors usually narrow the difference. Where a close match matters most, a deliberate border or band between the two surfaces often looks more intentional than a patch.
