Concrete that stays where it was poured

Concrete fails from the bottom up. A walkway that heaves, a patio that tilts toward the house or front steps that pull away from the porch nearly always trace back to what was under the pour: a base that was never compacted, soil that washed out, roots that kept growing, or water with nowhere to go. Around Brentwood houses that have stood for decades, original flatwork has had time to reveal those weaknesses, and patching rarely holds for long once the ground beneath has moved.

Replacement starts with removing the old concrete and correcting the cause. The subgrade is dug to firm soil, a gravel base is placed and compacted in layers, and the forms are set to a slope that carries water away from the house. Reinforcement is held up on supports so it ends up inside the slab instead of pressed into the ground beneath it, control joints are planned so cracking happens where it is meant to, and the surface is finished and cured to suit its use: broom texture where people walk, a smoother finish under a covered patio.

Concrete is also where most construction begins. Footings carry new additions, porches and deck posts; slabs form the floors of garages, workshops and patios; and steps and walkways connect new work to the rest of the property. As the general contractor, JACCO schedules those pours within the larger project, so the concrete work is sized and placed for the structure that will sit on it rather than treated as a separate job.

Roots, buried lines and permits in Brentwood

Concrete that supports a structure, like footings for an addition or deck, falls under that project’s permit from the City of Brentwood, and footing inspections typically happen before the pour. Standalone flatwork such as a walkway replacement may be handled differently, and we check which applies before pricing it. Established Brentwood lots may also have mature trees, irrigation lines and buried utilities that affect where and how deep we can dig, so utilities are located and marked before any excavation starts.

More remodeling FAQs

Can a cracked or sunken walkway be repaired, or does it need replacing?

Small, stable cracks can be sealed, but a slab that has sunk, heaved or tilted toward the house usually needs replacing, because the problem lies in the ground beneath it. Raising or patching a section without fixing the base tends to buy only a little time. We look at why the concrete moved, whether roots, washout or poor compaction, and recommend the repair that addresses the cause.

Can front steps be replaced without disturbing the porch or walkway?

Usually, with careful demolition. The old steps are cut free and broken out, new steps are formed and pinned to the existing slab or foundation so they cannot pull away, and the bottom step is set to meet the walkway at a comfortable height. If the rise is tall enough to call for a handrail, it is planned along with the steps. Where the porch slab itself has cracked or settled, we tell you before pricing the steps alone.
