Franklin, TN · Paver installationPaver Installation in Franklin, TN
Paver patios, walkways and driveway borders for Franklin homes, set on a properly excavated and compacted base, edged so the field stays locked together and pitched so rain drains away from the house.

Why some paver patios stay flat and others do not
Pavers look simple: individual units laid in a pattern on sand. Whether they stay level for years or start rocking and sinking within a few seasons depends almost entirely on what is below the surface. Proper excavation removes soft topsoil, a crushed-stone base goes down in compacted layers, a thin bedding layer is screeded flat, and a rigid edge restraint holds the field together. Joints are then filled and the surface compacted again so the pavers lock against each other.
Soil can change from one side of a Franklin yard to the other, particularly on newly built lots where grading and fill are common. Soft or clay-heavy spots need a deeper base or better drainage, and areas near downspouts need a plan for the water they release. On a historic home near downtown, the methods stay the same, but the choice of paver often leans toward clay brick or tumbled finishes that suit an older house.
Our paver installation covers patios, walkways, steps and driveway aprons in concrete pavers, clay brick or permeable systems. Each job is bid in writing after a site visit, and the schedule works around rain, since a saturated base does not compact properly. When the joints are filled and the surface has been compacted a final time, we walk the finished work with you before the project closes.

Approvals and site prep for pavers in Franklin
A paver patio or walk at ground level is usually simpler to approve than a structure, but requirements depend on the scope and the property, so whether a City of Franklin permit applies is something JACCO settles while preparing the bid. At a house within one of Franklin’s historic districts, a new front walk or driveway surface is the kind of visible change that may need design review. Before excavation starts, we arrange utility locates and mark irrigation lines so the base work does not cut through anything buried.

Why do pavers sink or shift over time?
Almost always because of the base or the edges. Pavers laid over soft soil, on a thin or poorly compacted base, or without a rigid edge restraint will move as the ground settles and water works through. Downspouts emptying onto the surface make it worse. A properly built installation keeps the pavers interlocked, and if a section ever settles, it can be lifted and relaid without replacing the whole patio.
Are permeable pavers worth considering in Franklin?
They can be, on the right site. Permeable systems let rain pass through wider joints into a deep, open-graded stone base, which reduces runoff and puddling. They cost more and require deeper excavation, so they make most sense where water collects or where runoff toward the house or a neighbor is a concern. We look at drainage on your lot during the site visit and can price both options.
