What decades of weather do to siding

Siding takes the weather so the structure does not have to, and after three or four decades it shows the strain. On homes of that age the warning signs are easy to spot: boards swelling or softening along their bottom edges, paint that will not stay put, open gaps at corners and trim, and staining below windows where water has been getting behind the cladding. Some siding products common in the 1980s and 1990s were especially prone to swelling once their surface was breached.

Replacement starts with taking the old material off and looking at what is underneath. Soft sheathing is repaired, a weather-resistive barrier goes over the whole wall, and windows, doors and roof-to-wall intersections get proper flashing, including the kick-out flashing that keeps roof runoff from soaking a wall. Only then do the new siding and trim go up. On houses that combine brick with siding on gables, dormers or upper stories, the transitions between the two materials need particular attention.

JACCO handles siding and exterior trim as a complete exterior project: removal and disposal, sheathing and framing repairs, flashing, new siding, trim and caulking, with painting coordinated where the material needs it. We help you compare materials such as fiber cement, engineered wood and vinyl on durability, upkeep and appearance, and we price the option you choose from a written scope after inspecting the walls.

Color, material and HOA approval in Brentwood

Changing the material or color of your siding is just what HOA architectural review tends to look at, so in Brentwood neighborhoods with an HOA we plan for that approval before materials are ordered, and samples may be part of the submission. The City of Brentwood’s permit requirements for siding depend on the scope, since replacing cladding alone can be treated differently from repairs to structural sheathing or framing. We settle that question while preparing the bid and schedule any inspections it calls for.

“As is often the case, some repair needs became apparent as they worked, and I felt like I was fairly and honestly treated.”

More remodeling FAQs

Can you replace siding on just one side of the house?

Yes, when the rest of the siding is sound and a reasonable match is available. Matching the profile, exposure and texture of older siding can be difficult, and fresh paint looks different from weathered paint at first. Sometimes it makes sense to replace a full wall or elevation so the transition falls at a corner. We look at the condition of every side and give you options before you decide.

Can new siding go over the old siding?

We do not recommend it. Covering old siding hides whatever rot or water damage is already there, adds thickness that throws off the window and door trim, and makes it impossible to tie new flashing and house wrap in properly. Removing the old material takes more labor up front, but it lets us repair the sheathing and build the wall correctly from the inside out, and that is the approach our siding bids are based on.
