Franklin, TN · SidingSiding Installation and Repair in Franklin, TN
New and replacement siding and trim for Franklin homes, with the sheathing, flashing and rot behind it repaired first, and profiles chosen to suit the house, whether it is a historic home or a recent build.

Siding is a weather barrier first
The siding you see is only the outer layer of a wall system. Behind it sit a water-resistive barrier, flashing at every window, door and roof intersection, and the sheathing that ties the frame together. When siding fails, the cause usually lies in one of those hidden layers, and replacing boards without fixing it just covers the problem. That is why JACCO treats siding as construction: open the wall, find the damage, correct the flashing and then install the finish.
Franklin’s housing produces a wide range of siding conversations. A historic home near downtown may have original wood lap siding, trim and corner boards worth repairing rather than replacing, and any new work should respect the house’s proportions. Homes in established subdivisions often reach the point where siding, trim and caulk joints are tired all at once. Newer construction more often needs targeted repairs, such as trim rotting where water collects at a deck, roof or window.
Material choice follows the house and the maintenance you are willing to take on: painted wood, fiber cement and engineered products each have their place, and the trim package matters as much as the boards. We write the scope for siding installation and repair after inspecting the walls, so the bid reflects what is behind the old boards as far as it can be seen before they come off.

Historic review and permits for siding in Franklin
Siding is one of the clearest examples of exterior work that may need design review in Franklin. If your home is in one of the city’s historic districts, changing the siding material, removing original wood or altering trim details may require approval before work starts, while repairs that match the original may be treated differently. JACCO sorts out what applies during the bid. Whether the job also requires a City of Franklin building permit depends on the scope, and we confirm that and file it when it does.
“As is often the case, some repair needs became apparent as they worked, and I felt like I was fairly and honestly treated.”

Should we repair or replace the wood siding on an older Franklin house?
Often repair, at least in part. Original wood siding on an older home can hold up for a very long time when it is kept painted, and damage tends to concentrate in predictable places: near the ground, under windows and where gutters overflow. We replace the damaged sections with matching profiles and fix whatever let the water in. Full replacement makes sense when the damage is widespread or the walls need opening anyway.
Can you tell how much rot is behind our siding before work starts?
We can see a lot, though not everything. Soft spots, staining, swollen trim and failed caulk show where water has been getting in, and probing those areas gives a good sense of the damage. Some of it only shows once boards come off, so the bid explains how hidden damage will be handled, and we show you what we find before replacing more than the scope covers.
