Franklin, TN · ADUs & guest housesADUs & Guest Houses in Franklin, TN
Backyard cottages, garage apartments and in-law suites for Franklin properties, taken from zoning questions and design through foundation, utilities and finish work by one licensed general contractor.

A small home, built with the care of a large one
An accessory dwelling unit is a complete home at a smaller scale: foundation, framing, roof, windows, plumbing, wiring, heating and cooling, a kitchen, a bathroom and finishes. Families build them for aging parents, adult children, visiting relatives or a quiet place to work, and each use changes the plan. A unit for a parent may call for single-level living, wider doorways and a low-threshold shower; a guest cottage might lean toward a sleeping loft and a compact kitchen.
On a Franklin property, the first questions are about what the lot allows. Zoning, setbacks, lot coverage and utility connections decide whether a detached cottage, a unit over a garage or an attached suite is possible, and how large it can be. Where the main house sits in a historic district, a new structure that can be seen from the street may also need design review. Settling those questions early keeps the design from running ahead of the approvals.
Once the plan is clear, an ADU or guest house is built much like any new home, only with every inch of space working harder. Because the unit sits apart from the main house, daily life is disrupted less than with an addition, though trenching for water, sewer and power still needs careful routing around trees, driveways and landscaping. Utility work and each inspection are written into your schedule from the start.
What goes into a Franklin guest house
- Detached cottages and backyard studios
- Apartments over new or existing garages
- Attached in-law suites with their own entry
- Kitchens, baths and laundry sized to the space
- Separate heating and cooling, such as ductless units
- Utility trenching and connections planned early
Zoning and approvals for an accessory unit
Building permits for a guest house come from the City of Franklin, and an accessory unit may also need zoning approval before a permit is issued, depending on the lot and how it is zoned. JACCO looks into those requirements during the bid and then prepares the permit application and attends the inspections. For a home in one of Franklin’s historic districts, a new detached building may need design review as well, and some subdivisions have HOA rules about outbuildings; we check both before design work goes far.

Are ADUs allowed on residential lots in Franklin?
It depends on the lot. Whether an accessory dwelling is permitted, and at what size and placement, comes down to the City of Franklin’s zoning rules for your property, and HOA covenants can add limits of their own. We do not assume either way: during the bid we review your lot against the requirements that apply, and if approvals beyond a building permit are needed, the schedule accounts for them.
Can a guest house be designed for an aging parent?
Yes, and planning for that from the start makes a real difference. Single-level living, a step-free entry, wider doorways, a low-threshold shower with blocking for grab bars and good lighting are all far easier to build in than to add later. We talk through how the space will be used now and in the years ahead, so the layout works for both.
Does a guest house need its own utilities?
Often it connects to the main house’s water, sewer and electrical service, but the capacity of the existing panel and lines decides whether that works or a separate service makes more sense, and local rules can affect metering. Heating and cooling are usually separate, frequently a ductless system sized for the unit. We assess the existing utilities during the bid so trenching and connections are priced in the written scope.
