New structures on a lot that already has a home

Not every construction project is a new house. Many are new buildings on a property that already has one: a detached garage or workshop, a covered pavilion, a storage building or a studio at the back of the yard. Others are rebuilds, where a failing porch, a rotted wall section or a structure that was never built properly has to come down and go back up the right way. Each involves the same chain of work as a house, at a different scale.

That chain starts below ground. Footings have to suit the soil and the load, framing has to carry the roof and stand up to wind, and roofing, flashing and siding have to keep water out for decades. On any Franklin lot, the site itself often shapes the structure: setbacks from property lines, access for equipment and concrete trucks, existing trees, and how the new building relates to the main house in height, rooflines and materials.

JACCO runs residential construction with the same discipline it brings to remodels: a written bid, a schedule that puts foundation, framing, roofing and inspections in order, and a jobsite left tidy every evening. Jonathon took his first job out of high school with a family who built houses from the foundation up, and that whole-house perspective shapes how every structure is planned.

Approvals for a new building in Franklin

Whether you are adding a garage or rebuilding a failing porch, structural work generally goes through the City of Franklin’s building permit and inspection process, and JACCO takes care of both. Zoning limits on setbacks, height and lot coverage decide where a new outbuilding can sit, so we measure and check them before design. On a property inside one of the historic districts, a new building, or a rebuilt porch that changes how the house looks, may need design review, which we account for in the schedule.

“Our deck was falling down and Jonathon and his crew did a wonderful job with repairing and rebuilding, using recycled materials when possible.”

More remodeling FAQs

Can you build a detached garage that matches our house?

Yes. Matching starts with the roof pitch, overhangs and siding or brick, and carries through to trim, windows, doors and paint colors, so the garage reads as part of the property rather than an afterthought. We study the house closely during the site visit, and the written scope names the materials so you know exactly what you are getting before work starts.

Do you rebuild structures damaged by storms or rot?

Yes. We open up the affected area, find how far the damage actually goes and replace it with properly sized framing, flashing and finishes rather than patching over it. If an insurance claim is involved, we can provide a written scope of the repair for you to share with your adjuster; questions about what your policy covers belong with your insurer.
